Winten Property Group’s iconic $1.2 billion 1 Denison commercial office tower has bolstered its sustainability ratings, achieving WELL V 2 Platinum certification and 6-star NABERS Energy and Waste ratings, making it North Sydney’s most sustainable commercial office tower.
Designed by high-profile architects Bates Smart, the award-winning 1 Denison was delivered by Multiplex in 2020 and features 61,600 sqm of Premium Grade commercial office space across 37 storeys, with an innovative lifestyle precinct and basement parking for 225 cars and 568 bicycle racks.
It has also made a significant contribution to activating North Sydney’s CBD, with 1 Denison’s public forecourt elevating the precinct with restaurants and bars, while providing connectivity to the burgeoning network of laneways that are set to define North Sydney.
The iconic commercial tower has set a new benchmark for sustainable offices in North Sydney. It was recently awarded the global WELL V 2 Platinum Certification – the highest possible rating. This recognises its ground-breaking wellness amenities and facilities, enabling occupants to maintain their physical health, productivity, social connections, and happiness in the workplace.
1 Denison has also been awarded a 6-Star NABERS Energy rating and, most recently, a 6-Star NABERS Waste certification as well.

According to Property Managers CBRE, the high-performance building’s sustainability was further enhanced through strategic, operational fine-tuning road-mapped after the building was constructed.
“We identified several core environmental pillars to focus on including reducing energy and waste, with occupant health and well-being also paramount. We collaborated with our project team and developed strategic pathways to achieve these new environmental benchmarks,” said Nathan Chehab, General Manager of 1 Denison Street.
Since its completion, the total energy consumption at 1 Denison has been more than halved annually, from 3.8 MW in 2020 to just 1.6MW in 2023, successfully elevating the building’s NABERS rating.
The building’s energy efficiency was further increased through a range of initiatives implemented by its Property Management Team in collaboration with Conservia, the Building Management System vendor, providing an energy management platform under a preventative maintenance structure.
Initiatives used to enhance environmental performance included optimising Tenant Condenser Water and Chiller Staging modification to maximise efficiency and reduce peak demand during summer, effectively resulting in 20% less energy being used for the Chiller alone. Peak load lopping is also utilised, reducing the amount of energy consumed during periods of peak demand and further optimising the building’s electricity usage.
In addition, a focus on waste management strategies at 1 Denison aims to achieve 100% landfill diversion and a zero-landfill target.

The WELL Platinum V2 certification recognises 1 Denison’s excellence across a range of factors including air, water, nourishment, light, movement, thermal comfort, sound, materials, mind, and community.
1 Denison has also been awarded a 5-Star-Green-Star Green Building Council of Australia (GBCA) since completion.
1 Denison demonstrates a strong commitment to health and well-being through a range of innovative features including its purpose-built wellness amenity, end-of-trip facilities, circadian lighting, bi-annual ergonomic assessments, water and air quality testing, stress support program, healthy food options and retailers and annual on-site flu vaccinations.
“Nest, our in-house Wellness Centre, has been a major point of difference and swiftly embraced by tenants, making it easy for them to incorporate balance and well-being into their everyday work life. Nest has also proven to be a significant drawcard in ‘earning the commute,’ with tenants reporting their staff were keen to return to work post pandemic lockdowns,” O’Neill said.
Located on Level 23, Nest represents another industry-first for 1 Denison, pioneering building-managed wellness facilities within upper floors of a commercial building. A tenant-focused wellness centre is a rarity, with Nest also unique in its expansive size and location on the building’s high rise rather than its ground plane.
The 30-square-metre holistic wellness amenity is flooded with natural light and surrounded by breathtaking views. It accommodates a range of health and wellness activities, including circuit training, yoga classes, boxing, massage, flu vaccinations, skin consultations, chiropractic, and a pilates reformer studio.
Nest’s visitors are given access to an exclusive restorative lounge plus an array of end-of-trip features, including complimentary fresh towel service, Dyson hairdryers and GHD hair straighteners, ironing facilities and drying cupboards.
The landmark tower boasts a range of innovative sustainability features, including onsite rainwater harvesting which delivers 70,000 litres of water to the building’s amenities. 1 Denison’s windows feature high-performance glazing and automated blinds to reduce the impact of harsh sunlight on its tenants, while energy-efficient lighting is tuned to occupants’ Circadian rhythms, which fosters both greater productivity and energy as well as healthier sleep patterns.
The property provides tenants with a waterless, eco-friendly car wash by Wow Wash, which saves an average of 200 litres of water per car. Tenants are also given the opportunity to lease low-emissions vehicles via their digital building app, with access to Tesla car and Lekka bike hires, in partnership with Ohmie Go.
