Gamuda Land (Australia) has commenced construction on a groundbreaking $90 million sustainable living project in St Kilda, Melbourne.
The development, named Fareham, is set to become one of the greenest multi-residential buildings in the city, establishing a new benchmark for eco-conscious living.
Fareham, designed by award-winning architect BayleyWard, aims to achieve net-zero operations and a minimum 8-Star average NatHERS rating.
This is particularly significant given that only 3.77 per cent of dwellings in Victoria are rated 8-Star or higher, according to CSIRO data.
The project will be powered by an embedded network providing 100 per cent renewable energy, including rooftop solar photovoltaic panels.
The 73 residences will feature water-efficient WELS-rated fixtures and fittings, from dishwashers to taps.
To encourage environmentally friendly travel, the building will include EV charging capabilities, secure bike parks, and an onsite bicycle workshop.
Gamuda Land has partnered with Markscon, a family-owned construction firm known for its work on industry-leading Nightingale projects, to implement sustainable construction techniques.
These include:
- Incorporating passive design principles
- Utilising green concrete technology where possible
- Prefabricating concrete elements offsite to reduce new material usage
- Aiming to divert 90 per cent of all waste from landfills through careful sorting and recycling
Future residents of Fareham will enjoy:
- Consistent internal temperatures and lower energy bills due to air-tight construction, high-performance thermally-broken windows, and high levels of insulation
- Exceptional bay views from the 16-level building
- Access to a communal garden on level one, a wellbeing room on level two, and a communal rooftop on level 15
Jarrod Tai, Gamuda Land General Manager, emphasised the company’s commitment to sustainable development: “In 2021, Gamuda Land unveiled the Gamuda Green Plan — a commitment to sustainable construction and development, with specific steps to reduce corporate greenhouse gases emission intensity by 30 per cent in 2025, and by 45 per cent in 2030.”
Fareham is currently under construction and is scheduled for completion in 2026. Limited residences remain available, with prices ranging from $600,000 to $4,000,000.
