Mirvac’s Heritage Lanes project at 80 Ann Street in Brisbane has become the first building to be awarded a 6 Star Green Star Buildings certification, showcasing the future of sustainable buildings.
CEO of the Green Building Council of Australia, Davina Rooney said GBCA’s new Green Star Buildings rating tool has elevated the benchmark for sustainable development, and Heritage Lanes has risen to meet the challenge.
“Before we had launched Green Star Buildings, Mirvac had committed to reach the highest certification of our Green Star standard, based on the previous rating tool,” Ms Rooney said.
“Embracing the new challenge, Mirvac worked with the project team to push the boundaries even further to ensure they could be the first to achieve the highest certification under the new Green Star Buildings tool.”
“Their unwavering commitment to sustainability has ensured that Heritage Lanes is now one of Australia’s smartest and most sustainable office buildings.”
Mirvac’s Group General Manager, Commercial & Mixed-Use Development, Simon Healy said: “Heritage Lanes is the expression of a fantastic partnership with M&G Real Estate and major tenant, Suncorp, that from the outset, set out to be a world-class workplace and one of the most sustainable new buildings in Australia.
“We were committed to achieving quality outcomes for both the project and the city. Heritage Lanes is Mirvac’s first large-scale net zero carbon in operation office development, powered by 100% renewable electricity. It has created an inclusive and vibrant community, which includes the cross-block public laneway known as ‘Market Lane’, an urban garden, arbour, and reflection pool, and has an impressive showcase of artworks by First Nations artists,” Mr Healy said.
The project’s focus on putting people at the forefront of design led to innovative measures to achieve the 6 Star Green Star rating.
The building’s smart and sustainable design reflects a partnership between Mirvac and its tenants to provide a flexible, ‘uniquely Queensland’ workplace with a high level of sustainability.
Mirvac’s commitment to promoting healthy spaces was also evident, with the building incorporating features for improved air quality, natural light exposure, and other wellness elements.
The entire lobby level is ‘breathable’ – with louvred and shugg windows that open and shut to enjoy the Queensland weather. There are also multiple mixed mode tenant floors so people can choose the setting that suits them.
The ground-level urban garden provides a pleasant environment for workers, and the inclusion of native bush tucker options adds an exciting culinary touch.
Heritage Lanes proudly celebrates its history and connection to Country, with artwork by Quandamooka artist Megan Cope offering a First Nations voice within the precinct. Preserving the site’s historical architecture and former use as the Brisbane Fruit & Produce Exchange further enhances its cultural significance.

Heritage Lanes fast facts:
- 60,000 sqm of commercial office space across 35 levels
- Suncorp occupies two-thirds of the building, joined by IWG (Spaces), KPMG, APA, Woods Bagot and Mirvac
